Tulare is an agricultural town with agricultural housing: solid ranch homes, deep lots, detached shops and garages, and a lot of houses where the family has been in place long enough that the remodel is being done for how they live now rather than to sell.

Those deep lots are the reason a large share of the ADU and guest house conversations JSC has start in Tulare. California law made accessory dwelling units far easier to permit than they were a decade ago, and a detached shop or an oversized garage on a lot this size is often the cheapest square footage a family will ever add.

Tulare permits through the City of Tulare. Dust and heat are the two constraints worth planning around here: both affect finish schedules, and both are why the sequence of a job matters more than its speed.
