ADUs and Guest Houses
Accessory dwelling units, garage conversions and guest houses, permitted under current California law.
California changed its accessory dwelling unit law substantially over the last several years, and a great deal of what valley homeowners believe about what they are allowed to build is out of date. Lots that could not carry a second unit a decade ago frequently can now.
On the deep lots common through Tulare, Hanford and Lemoore, an ADU is often the cheapest square footage a family will ever add, whether that is a detached build, a garage conversion or a shop that already has a slab and a roof.
The work is a full dwelling: kitchen, bathroom, separate utilities where required, and its own path through planning and building. JSC handles it as one job rather than handing the permitting back to the homeowner.
What that covers
- Detached new build accessory dwelling units
- Garage and shop conversions on an existing slab
- Full kitchen and bathroom, permitted as a dwelling
- Separate utility service where the jurisdiction requires it
- Planning and building permits handled end to end
- Built to current California ADU law rather than to what used to apply
